Project Overview

Winner of 2018 Offsite Awards - Best Use of Hybrid Technology

ilke Homes manufacture and install offsite, low rise, medium density houses and flats for all forms of sale and rent. The homes are built using a hybrid steel-timber volumetric solution.

The two 3 bed 5 person homes manufactured by ilke Homes for Keepmoat Homes' open market sale site at Carr Lodge, Doncaster represent a further step forward in efficiency and smart construction.

The units offer different internal layouts with one completely open plan unit and one unit with a closed plan arrangement. ilke Homes can be factory clad in a wide range of façade/external wall and roof treatments. A mixture of brick slips and render were selected at Carr Lodge to suit the surrounding homes. This contemporary aesthetic and the 'handing' of the semi-detached homes mean they fit in with the other traditionally built homes on the site.

Site works for the homes at Carr Lodge were carried out by Keepmoat Homes to an incredibly advanced stage to enable a rapid handover following delivery of the modules. This included the installation of a concrete precast services pillar and putting live the electricity supply, BT gas and water connections prior to module delivery which enables rapid services connections and commissioning.

Through the use of a hybrid construction solution, ilke Homes are fully internally and externally finished as far offsite as is possible, while retaining the aesthetic, design and finishing requirements of aspirational, yet affordable housing.

The revised ilke Homes designs showcased at Carr Lodge, Doncaster, meet Keepmoat Homes' requirements for open market sale but can also be very simply adapted internally to meet the Nationally Described Space Standard (NDSS), London Housing SPG (2016) and ADM4(2). All ilke Homes, as showcased at Carr Lodge, now have a 2.5m floor to ceiling height with large windows as standard which provides excellent levels of daylight. The flexibility of internal layouts has been designed in from the outset to allow customers to customise homes without compromising manufacturing or impacting on external elevations.

The standard ilke Homes specification exceeds Building Regulations Part L by 12% due to inherent fabric performance from the thermal bridge free design and manufactured quality. ilke Homes can also come with an integral tiled, pitched roof and with the option of addition of solar PV fitted "in roof" in the factory to meet the "zero carbon" homes standard (not used at Carr Lodge).
